Roof Repointing in Oaklands Junction

Across Oaklands Junction's 1960s–2010s rural fringe and semi-rural residential stock, Concrete Tiles were routinely laid on a rigid cement bed with no polymer flex additive. As the roof frame settles and seasonal temperature variation works on the structure, that rigid bed cracks — the ridge is always the first section to show it.

When a cap is displaced laterally by wind, the bedding shears at the base. The vertical load from the cap is then concentrated on a reduced contact area, which accelerates further movement. One shifted cap progressively destabilises adjacent sections — the failure propagates along the ridge.

Every ridge cap is manually pressed and checked for movement before we start pointing. Any cap with compromised bedding gets fully re-seated in fresh mortar first — pointing over a loose cap is a callback waiting to happen. The pointing pass is done separately once the bedding has cured.
