The original terracotta is often still structurally sound, but the ridge bedding has gone brittle and cracked, and cement pointing done in past decades has come away again. A restoration works through the whole roof: cleaning back grime and moss, replacing any cracked or slipped tiles, re-bedding and re-pointing the ridge lines, then sealing the surface so it sheds water properly again. On the newer concrete tile found on rear additions and renovated homes, it's usually the factory colour coat that has chalked off and needs resealing instead.
